Maintenance – Preventive Maintenance – All Disciplines | Plant Asset Management

  1. Is there a document governing how maintenance is performed?
  2. Is the plant operating data routinely collected and analyzed? Have any PMs been changed as a result?
  3. Have engineering reviewed PM and recommended changes? How many and what were the bases for the changes.
  4. What is the frequency of equipment inspections and do they always occur on time? Any back log?
  5. What is the regular lubrication schedule? Any backlog?
  6. Who identified parts to be adjusted on a periodic basis? Are there any scheduled replacements prior to actual failure?
  7. How often has Corrective Maintenance Work Orders been prepared because a scheduled PM couldn’t be performed on time?
  8. What is the average number of PM work orders prepared each day?
  9. What is the breakdown of PM task per a risk priority during the past year, six months, month, week?
  10. What percentage of the PMs are calibrations? How many are unnecessary?
  11. What percentage of PMs are permit tasks
  12. What is the backlog of PM by schedule frequency (annual, semi-annual, and quarterly, monthly, weekly)? What are the main causes for the delays?
  13. Who is responsible for monitoring and trending plant components contributing to processing delays? Is the data analyzed and used to optimize PM frequency, both negatively and positively?
  14. What has been the number of major repairs? Replacements? Or capital rehabilitations in the last year, six months, month, week? Have any resulted in changes to the PM schedule?
